When the time came to sell the property that belonged to my late father’s estate, we had some significant reservations, as it involved a trustee and several beneficiaries, each with different experiences and – dare I say it – prejudices about real estate agents and their processes. The comparative market appraisal provided by Les Geraghty at Harcourt’s closely reflected the registered valuation so Harcourt’s was our logical choice. The beneficiaries were divided in their opinions about selling through auction, but in the end, majority ruled and the decision was made to have a month-long marketing campaign, culminating in an auction. For the selling of our mother’s property, a number of agents were asked to meet with my family and appraise the house. Right away we heard from Les Geraghty and arrangements were quickly made to meet at a time that suited us, a couple of days later. Immediately we were impressed, he had already visited to see the outside of the house to get an appreciation of it and thus came prepared. We didn’t know much about auctioning and he alone suggested it. But he sounded very confident at the time and the well presented comparative market analysis report later done recommended auctioning as the sale method. It turned out that Les’s recommendation was the correct one. After a three week campaign the house sold above our chosen reserve, within but on the higher side of his recommended selling range. During this time we received weekly reports which included feedback from potential buyers, he answered any questions we had in a fast timely manner and he contacted us if any of the potential buyers had any queries. He demonstrated his commitment by physically helping to prepare the house for sale before the first open day, putting in his own time to help us clean the outside and advise on other actions to be done while on site. His professionalism combined with his confident yet honest manner made him great to work with, and overall the experience was better than we expected.
